From ultra-luxury estates to accessible island homes: an up-to-date comparison of 22 Caribbean markets
The Caribbean remains one of the world’s most compelling destinations for second homes, retirement residences, luxury villas and international property investment. But beneath its dazzling blue skies and palm-fringed beaches lies a fascinating story of contrasts.
A September 2026 snapshot of 7,425 advertised properties across 22 Caribbean markets reveals just how dramatically advertised prices vary. The median asking price ranges from approximately US14 million in St Barthélemy. These are asking prices from one portal—not official valuations, achieved sale prices or a representative census of every home on each island.
For today’s discerning buyer, the real question is no longer simply which island is the most beautiful. It is which island offers the right balance of lifestyle, quality, access, legal certainty, infrastructure and long-term value.

- ST BARTHÉLEMY | $14,044,335
At the top of the ranking, St Barts is a trophy-home market where extraordinary beachfront and hillside villas dominate the advertised inventory. Only 22 priced homes contributed to this median, so the figure is especially sensitive to which properties happen to be for sale.
- TURKS AND CAICOS | $2,750,000
Grace Bay, Providenciales and private waterfront enclaves remain important luxury-property locations. The median reflects the premium orientation of the available listings, not a territory-wide average sale.
- ANGUILLA | $2,450,000
This small, high-end resort destination has a relatively narrow stock of listed homes. Luxury villas and discreet developments attract lifestyle buyers, while limited inventory makes price comparisons unusually volatile.
- BRITISH VIRGIN ISLANDS | $1,900,000
A natural fit for yachting enthusiasts, the BVI combines private villas and marina-linked homes. Island-to-island differences, hillside access and storm resilience all merit special attention.
- ST KITTS AND NEVIS | $1,495,000
Resort communities and private residences give these sister islands a distinctive investment mix. Buyers should examine the actual development, title, usage conditions and local transaction costs rather than assume one island-wide market.
- BARBADOS | $1,425,000
The established Platinum Coast continues to draw overseas second-home buyers, while inland and southern locations offer different propositions. New hospitality and residence schemes near the northwest coast underline the long-term attraction of marina and coastal living.
- GRENADA | $1,350,000
Grenada’s appeal extends from Grand Anse and St George’s to boutique hillside and coastal retreats. Planned hotel investment adds visibility, although the listing sample for this median is only 53 priced homes.
- SAINT MARTIN (FRENCH SIDE) | $1,307,500
The French side offers a distinctive blend of beach villages, villas and cross-border lifestyle choices. It should be assessed separately from Sint Maarten, where different legal and regulatory arrangements apply.
- ANTIGUA AND BARBUDA | $1,197,500
Sailing, beach access and luxury resort areas drive much of the international appeal. English Harbour and other yachting-related districts can operate very differently from non-resort residential locations.
- CAYMAN ISLANDS | $1,150,000
Grand Cayman’s finance and professional-services economy supports demand beyond holiday-home buying. Seven Mile Beach and premium coastal developments occupy a separate price bracket from mainstream local housing.
- SAINT LUCIA | $990,000
Its Piton scenery, Rodney Bay area, boutique resorts and hillside homes appeal to lifestyle buyers. Topography, road access and tourism-related rental rules can be just as important as the view.
- SINT MAARTEN (DUTCH SIDE) | $940,000
Resort apartments and villas compete alongside owner-occupied homes in an active tourism economy. The Dutch side should be analysed independently from neighbouring French Saint Martin.
- DOMINICA | $930,000
The Nature Island’s small advertised sample, just 29 priced homes, can produce a high median even where the broader domestic market is different. Eco-lodges, remote-site access and construction costs deserve close scrutiny.
- CURAÇAO | $836,795
Colourful Willemstad, beaches and expanding hospitality around the western coast appeal to diverse buyers. Rental demand varies considerably by district, property format and local operating permission.
- THE BAHAMAS | $799,000
A deep and varied listing pool—from Nassau and New Providence to the Out Islands—makes the Bahamas difficult to reduce to a single figure. A private-island estate and a conventional family home are entirely different markets.
- US VIRGIN ISLANDS | $762,450
St Thomas, St Croix and St John offer sharply different price and supply dynamics. Buyers should investigate insurance, hurricane exposure, local costs and property condition as carefully as rental projections.
- ARUBA | $747,630
Established beaches, steady visitor appeal and low-rise residential districts support an active property landscape. Buyers should distinguish vacation-focused coastal homes from the island’s wider residential stock.
- PUERTO RICO | $640,000
From San Juan to Dorado and smaller coastal towns, Puerto Rico has substantial local housing demand as well as a premium resort sector. Local financing, insurance and short-let rules require property-specific checks.
- BONAIRE | $580,000
Diving and conservation define much of the island’s identity. With just 34 priced listings in this snapshot, the median is a narrow guide; coastal planning and environmental requirements also matter.
- JAMAICA | $555,000
Kingston, Montego Bay, Ocho Rios and other locations appeal to different buyer groups. The median suggests a lower advertised entry point than the region’s trophy islands, but high-end estates are a separate category.
- TRINIDAD AND TOBAGO | $407,000
A domestically oriented market in Trinidad sits alongside Tobago’s holiday-property offering. A combined figure must not be mistaken for a dependable price for either individual island.
- DOMINICAN REPUBLIC | $299,000
The most accessible median in this sample reflects a much larger and broader listing market. Punta Cana and other resort areas are only part of the story: Santo Domingo and inland locations change the overall mix considerably.
WHAT THE RANKING REALLY TELLS BUYERS
The contrast is dramatic, but a median asking price is a starting point, not a valuation. The database includes homes advertised on one portal on 28 September 2026, excludes land and commercial assets, and filters islands with fewer than 25 listings. The number of priced observations differs from one island to another.
It also does not show completed sales, appreciation rates, rental yields or ownership costs. For that reason, the smallest markets should never be ranked as investments merely from their apparent position in a price table. Research by Savills has separately documented the importance of internationally mobile second-home buyers, demand for branded residences and the scarce nature of desirable beachfront sites.
THE REAL ESTATE EDITOR’S CHECKLIST
Before committing to a Caribbean home, commission independent legal checks on title and foreign-ownership requirements; obtain a professional building survey and realistic insurance quotes; review hurricane, flooding and coastal-erosion exposure; test local planning and short-term rental permissions; and calculate maintenance, management, financing, stamp duties and tax obligations.
Most importantly, compare like with like: a turnkey villa with private beach access cannot be benchmarked against an inland apartment simply because both share an island name.
A WORLD OF CHOICE
From the rarefied luxury of St Barts and Anguilla to the established destinations of Barbados and the Bahamas, and from Curaçao’s expanding coastline to the Dominican Republic’s broader range of homes, Caribbean real estate offers choices at many levels. The most successful purchase will not necessarily be the most expensive—it will be the property whose ownership realities match the buyer’s ambitions.
